About the property
The Eighty-Third Street Brownstone is a five-story walk-up at 120 W 83rd St, built in 1892 and home to just nine apartments. It's the kind of building the Upper West Side is known for, a stoop out front and a block of brownstones in either direction, and it sits half a block from Central Park.
Corbel & Stoop runs it with a live-in superintendent, smart package lockers, a bike storage room and private storage cages, and cats and dogs are welcome. Inside, the homes lean into their prewar character. Studios, one-bedrooms and two-bedrooms share original hardwood floors, exposed brick, tall windows and subway-tile baths, several with decorative fireplace mantels, with gas ranges throughout and dishwashers in the one- and two-bedroom plans. Apartments face either east or west, so you can choose between morning light and afternoon sun, and lower floors trade the climb for proximity to the street. The neighborhood sits between Central Park and Riverside Park, with Lincoln Center within walking distance. The American Museum of Natural History is a 2-minute walk, Shake Shack Upper West Side is 3 minutes away, and Levain Bakery is about 7. For the subway, the B and C stop at 81 St-Museum of Natural History is a 5-minute walk, the 1 runs at 79 St and 86 St, and the 2 and 3 express trains stop at 72 St.

Everything I need is a few minutes away: the B and C, Pioneer for groceries, Levain when I'm feeling indulgent. The building is well kept and the brick wall in my living room is my favorite thing.

West-facing studio with great late-afternoon light. My dog loves being this close to the park. Only wish the kitchen had a dishwasher, but the gas range is solid.

Bike storage in the basement means my bike isn't living in my hallway anymore. The storage cage holds my winter stuff too. Small building, so you get to know your neighbors.

Great location and the apartment has charm, but as with most prewar buildings the bathroom is on the small side. Maintenance requests were handled, just not always the same day.

My one-bedroom has a mantel and original floors that still look great. Natural History Museum is basically around the corner and I have a membership now. Leasing was quick and straightforward.

Lovely old building with real character. The stairs are the stairs, it's a walk-up, so plan accordingly on move-in day. Package lockers are a lifesaver on a block with no doorman.

I walk into Central Park every morning and it takes me about a minute. The apartment itself has the brick and the tall windows I wanted, and the super actually lives in the building, which made a difference the one time I needed a quick repair.
