About the property
The Lowery is a 1930 walk-up at 45-08 40th St in Sunnyside, Queens: four stories, 10 apartments and the brick proportions of the era. It runs without an elevator or doorman, and makes up for it with the things that count day to day.
There is a live-in superintendent, a virtual doorman intercom for visitors, smart package lockers, a bike storage room and private storage cages. Cats and dogs are welcome. Every home has been renovated in the same clean, modern finish: wide-plank white oak floors, quartz counters, stainless appliances with gas ranges, recessed lighting and baths with glass-enclosed showers. The mix covers studios on the west side, one-bedrooms facing the street and a line of east-facing two-bedrooms that runs up through all four floors, with ceiling fans throughout and dishwashers in the one- and two-bedrooms. Sunnyside rewards a walk. The landmarked courtyards of Sunnyside Gardens are close by, and Skillman Avenue and Queens Boulevard carry everything from Irish pubs to Colombian bakeries. From the door, Chakra Cafe is a 1-minute walk, 1 Buen Sabor Bakery and Parrot Coffee Market Place are 3 minutes, and The Lowery Bar & Kitchen is 2. The 7 train stops at 40 St-Lowery St and 46 St-Bliss St, each a 4-minute walk, putting Grand Central about fifteen minutes away.

Top-floor two-bedroom and nobody stomping above me, which is worth the extra flight. Ceiling fans in both bedrooms keep it comfortable. Sunnyside has turned out to be a great neighborhood to walk around on weekends.

One-bedroom facing 40th Street. You hear some street life, but it is a pleasant block and the windows do a decent job. Storage cage in the basement was a big plus for a small apartment. Leasing was quick and clear about everything.

I bring my dog everywhere and this building has been easy about it from day one. Bike room downstairs means I'm not carrying my bike up three flights. Chakra Cafe on the corner knows my order now.

Apartment itself is nice and the finishes are clean. Heat took a little while to dial in during the first cold snap and ran warm for a few days before settling. Management responded, it just took a couple of rounds to get right.

The package lockers alone changed my life after years of missing deliveries. Being four minutes from the 7 makes the commute to Midtown easy. Kitchen has a real gas range and the quartz counters clean up in seconds.

Studio on the west side, small but laid out well. I get sun in the evenings which I did not expect to love as much as I do. Only knock is the stairs when I have a big grocery run, but Parrot is so close I just go more often.

Moved into a two-bedroom on the east side and the morning light is the best part of my day. The renovation is genuinely well done, the oak floors and the glass shower especially. The super lives in the building and fixed a sticky window within two days of me mentioning it.
